Selling an Inherited House From Out of State: Georges Creek

By AM Investments · A completed Charleston, WV purchase

If you’re handling an inherited house from out of state, even a small task can take extra coordination. Who can open the house? What needs work? How do you keep a sale moving when you aren’t nearby? Our Georges Creek purchase in Charleston, West Virginia, offers one example of a family home we bought and later updated.

A family home and an out-of-state inquiry

The first inquiry arrived in September 2023. The person contacting us explained that the house had belonged to her parents, who had passed away. Our appointment notes identified an out-of-state seller.

That’s a different starting point from simply deciding to renovate a house. When a family home is in another state, questions about access, repairs and who will handle the next steps can come before any plans for new cabinets or flooring.

At Georges Creek, we agreed to purchase the house in its present as-is condition. The written agreement was accepted on October 10, 2023, and AM Investments completed the purchase on January 12, 2024. The project work shown below came afterward.

The house kept its familiar front porch and metal awnings. These views were taken in different seasons and lighting. The January photo is an early project photo, taken twelve days after we bought the house.

What happened after the purchase?

The kitchen photos give a closer look at the work after closing. In January, the kitchen had wood cabinets, blue counters and an older ceiling fan. In the June view, you can see painted walls, dark counters, a different ceiling light and a stainless dishwasher. The sink and surrounding cabinet layout make the two views easy to compare.

The finished photos show work we took on as the buyer. A seller considering an as-is offer can ask what work the buyer expects to handle and what responsibilities would remain with the seller.
