Sell Your House in Huntington, WV
Understand the offer before deciding how to sell.
If your Huntington house needs work, it can be hard to compare an as-is offer with the price you might seek after repairs. AM Investments can evaluate the property for a possible direct purchase and explain any proposed price and terms.
Tell us about the house as it stands and what you want from a sale. You can ask questions, compare your options and decide whether an offer works for you.

Our Huntington work: the Collis Avenue project
These genuine before-and-after photos are from our 2712 Collis Avenue project in Huntington. Both comparisons show the same property at different stages. Camera positions, framing and lighting differ, including daylight and dusk exterior views. Before is on the left and After is on the right. Select an image for a larger view.
Exterior — before and after
Kitchen — before and after
The house retains its stone-front porch and pale siding. The later exterior shows a clearer lawn and front walk, while the kitchen changes from wood cabinets and a black range to white cabinetry, stainless appliances and an island. These are examples of our project work; you can ask about selling your own property before doing similar updates.
Tell us about your Huntington property
Enter the property address and your email below. Phone is optional. We’ll follow up to discuss its condition, your preferred timing and any questions you have about a possible purchase. An inquiry does not commit you to selling.
What goes into an as-is evaluation?
An online estimate or a nearby renovated listing may give you a starting point for questions, but it does not establish what your house would sell for in its present condition. The exact location, layout, condition and work still needed can affect the evaluation. Share what you know about the property rather than trying to prepare a finished version for us.
We review the property’s condition, location, expected work and market information before deciding whether to propose a purchase. Photos can help begin the discussion; we may need an arranged visit or additional details. Ask us to explain the assumptions behind a proposed price and the conditions attached to it.
Give the whole picture of the house
- Work already done: Tell us about updates, repairs in progress and unfinished areas. Available photos or records may help explain the scope.
- Known concerns: Describe roof leaks, water issues, heating or cooling problems and other concerns. If the cause or extent is uncertain, say so rather than guessing at a repair cost.
- Use and access: Explain whether the house is occupied or vacant, who can arrange authorized access, and which garages, porches or other spaces are part of the proposed sale.
- Your plans: Tell us what you need from the timing, which belongings you plan to take and who else needs to participate in the decision.

“The experience in dealing with your company was excellent. Everything was easily done. Everybody was friendly. It was a good, comfortable interaction. We’re very pleased with everything. Price was fair.”
Compare what each selling route would involve
Listing with an agent may suit you when reaching a broad group of buyers and pursuing the strongest sale price are your priorities. Discuss a realistic price range for the house’s condition, preparation, showings, selling expenses and the time involved. A renovated asking price is not the same as your expected proceeds from a sale today.
A direct offer is another option when you prefer to discuss selling the house as it stands. Compare the proposed price with any costs, contingencies, cleanup responsibilities and closing or possession arrangements. A cash offer is not automatically the highest offer, and avoiding one type of work does not by itself make a deal right for you.
Compare a direct sale with listing. The Collis Avenue photos show one project, not a repair budget, price formula or promised outcome for another Huntington property.
From a property inquiry to a possible purchase
- Start with the address and your questions. Describe the current condition, occupancy and preferred timing.
- Review the house and any proposed offer. We may request photos, a visit or more information. If the property fits our buying criteria, we’ll explain the proposed price and written terms.
- Make your decision. Ask questions and compare alternatives before accepting or declining. An accepted purchase proceeds under the agreement and the necessary title and closing work.

Questions about selling a house in Huntington
Do I need a repair estimate before contacting you?
No. Describe the condition and what you already know. If you have estimates or records, you can discuss them with us, but you do not need to commission work just to make an inquiry.
Will the Collis Avenue project determine my offer?
No. Those photos show our work at that property. Your house needs its own evaluation; the pictures do not establish a price, repair cost or required renovation scope for it.
Can I compare your offer with an agent listing?
Yes. Compare the likely price and proceeds, preparation, costs, contingencies and timing for each option. You can ask questions and decline an offer that does not meet your needs.
Can we discuss leaving belongings behind?
Yes. Tell us what you would like to take or leave. Any agreed belongings and cleanup arrangements depend on the property and need to be included in the written terms.
How quickly could a sale close?
Tell us your preferred date and any deadline. Closing depends on the agreement and completion of required title and closing work; we do not guarantee one timeline for every property.
