Sell a House As-Is in South Charleston WV: A Family’s Next Step

How do you sell a house as-is in South Charleston WV when it has been part of your family for decades—and you know it needs work? For one King Street seller, that question was personal. Her mother had lived in the home for many years. The family had put time and care into it, but there were still repairs ahead.

She wanted to move forward with the sale, and she also wanted to see the home have a future. Our conversations with her weren’t simply about a property’s condition. They were about finding a workable next step for a house that meant something to her family.

This King Street story shows how AM Investments helped one seller complete a sale in the home’s existing condition.

Sell a house as-is: what we helped her accomplish

Sell the home in its existing condition, understand the revised offer and written terms, and complete the purchase without taking on the renovation herself.

A family home, with more work ahead

The seller understood that the house needed attention. She explained that her mother and other family members had worked on it over the years, yet there always seemed to be more to do.

That distinction matters. A house can have a long history of being cared for and still need substantial work. A repair list doesn’t erase the years a family spent there.

She also told us she would like to see the work completed so someone else could make memories in the home. We couldn’t promise what the next owner’s life would look like. What we could do was evaluate the property, explain our offer and give her a way to sell it as it stood.

We explained what changed before she decided

The condition review brought additional concerns to light beneath the house and near the laundry area. Those findings changed our offer.

It would leave out an important part of the story to suggest that the first number stayed the same. Our team explained the concerns, offered to share photographs and communicated the revised amount. The seller acknowledged the work the house needed and accepted the new offer.

The terms mattered alongside the price. Our team clarified that the written agreement specified a cash purchase, an as-is sale and buyer-paid closing costs. Those were the terms discussed for this transaction; another property’s offer needs its own written review.

For this seller, the resulting path meant she could proceed with a sale without first arranging and completing the repairs herself. The renovation became a separate project after our purchase. Our guide to options when you sell a house as-is explains what to consider before starting repairs.

Keeping the next steps clear

After the agreement, there was still title work to complete. The seller checked in for updates, and our team responded about the attorney’s title report and the next steps toward closing.

This wasn’t an overnight transaction. The history includes a signed-contract exchange in June, a wait for the title report and coordination of the closing in July. We kept discussing the schedule with her rather than treating the agreement as the finish line.

AM Investments completed the purchase on July 22, 2026. That is the closing that matters to this seller’s story. Our later work on the property and its eventual resale were separate events.

The seller’s result

  • A completed sale of the home in its existing condition.
  • A decision made after the additional condition concerns and revised offer were explained.
  • Written purchase terms addressing cash, condition and closing costs.
  • A handoff of the property’s future repair work to the buyer.
