Selling a House As-Is in Cross Lanes, WV: Our Glow Drive Purchase

AM Investments • Real local purchase

When a house needs work, one of the first questions is who will take responsibility for the repairs. Our Glow Drive purchase in Cross Lanes, in the Charleston area, offers a real example of an as-is sale.

Before we purchased the property in March 2025, the seller wanted the agreement to make the as-is terms clear and acknowledge concerns about the foundation. Those concerns became part of the purchase conversation and the signed agreement.

The condition of the house was part of the agreement

In January 2025, the seller asked for an as-is contract that addressed the foundation concern and made clear that repair responsibility would fall to the buyer. Our team discussed the wording with the seller and identified where the as-is terms appeared.

The signed January 29 agreement included an as-is purchase and acknowledged structural issues. It also set out a cash purchase with the buyer paying closing costs. These were the terms of this particular agreement; each property and transaction needs its own review.

The practical point for a homeowner considering an as-is sale is straightforward: the house’s condition can be part of the conversation from the beginning. In this transaction, the seller wanted the known concerns acknowledged before moving forward.
